Q: Is there a Fee for registering with you, or for your service?

A: There is no charge whatsoever for discussing, or asking any questions relevant to your desired residential needs. Our Internet set-up fee and our instant email set-up fee all rolled into one. This fee brings you the best value in New York Real Estate. We send professional photographers to take photos of buildings, create street panoramas and apartment interior views.

Our listings staff works 7 days a week to bring you the largest and most updated inventory of rental apartments. We feel that our client should pay us a fee when the service and products are met, agreed and delivered. We charge almost half of what the common percentage. Please just ask and compare.

We enjoy taking the time and effort to get you hundreds of listings and keep you informed of daily additions that match your very apartment search profile. We even give you a license experienced Agent to personally help you target your search and answer any questions you may have.

Q: Can I freely search specifically what it is I am looking for anytime and anywhere I wish, and have the criteria of size, location, price range and dates all done for me in a single search?

A: You can pick your very specific neighborhoods and areas in New York City that are of interest to you. You can pick as many of these areas as you would like for your search profile.

Q: What are the charges involve? And how long will it take to have a definite answer regarding the rental of a selected apartment?

A: there are a total of three charges involve:

A. The rent. In most rentals cases could be paid upon arrival and occupancy of the premises.

B. The Agency Fee. Is to be paid only if an apartment is selected and reserved.

C. Security deposit. Is required for the owner's protection of personal furniture and property.

Q: Are all utilities included in the rental rate specified?

A: In most rentals utilities are included. Subject to apartment. General utilities such as Heat, Hot water and Gas are generally included in the rent.

Q: I'm apartment hunting with a roommate. Can we each receive e-mails of relevant possibilities?

Please remember, all inquiries and emails are always replies with in few hours or less.

Q: Is there someone at NYCity Living who can answer my rental questions by email or by phone to my convenience? And if yes, how early and late?

A: Our experienced NYCity Living Advisors are available 7 days a week to guide and advise you throughout your apartment rental search and process. Q: How many apartment listings do you have?

Q: What makes you different from other traditional brokers?

A: There are so many substantial ways in which we are different, and better, than traditional brokers that we have created a separate page just to list the most important ways. Consider this one point: traditional brokers charge a broker's commission of 15% to 18% of the first year's rent when you rent an apartment for a year, or up to 1 month of commission for a 4 month of a short-term rental. And you, the renter, pay that fee. We compromise on the rate while not on the service we are committed and aught to deliver. Simply ask and compare.

Q: How can I be sure to receive the latest apartment updates upon the delivery of my request?

A: Check your e-mail updates periodically throughout the day. Although, good, attractive, and inexpensive apartments still go quickly. When you check your e-mails, please note the link at the bottom of every email.

Q: Can I see the apartments before renting it?

A: Yes. All the information you need is available and provided. From listing, advise, answers to any of your questions, help and supportive guide before and through the rental process on each listing - in the section called "How to rent". Prioritize your search. Make appointments to view the apartments that seem most desired to you. If you have unusual financial, roommate, or pet circumstances, it may pay to discuss your situation with the landlord first, before you possibly waste your time running around.

Q: I have never rented an apartment on my own before. Do you have any literature or a live representative to help me get started and organized?

A: Once you have either sent us your request or called us, we will suggest to you matching openings as well as some strategies for successful searching and give you detailed tips on how to navigate and view your search findings.

Q: I'm not sure if my credit is good. Over the years, I have occasionally been a little late with some credit card payments. Will this hurt my chances of renting?

A: Get a credit report on yourself (and your guarantor, if you need one) so that you can see what the landlord will see. If there is any negative credit information on you, you can be prepared, when you submit your application, to show how you resolved the situation - or rebut it if a creditor has made a mistake (they do, you know). Of course, if your credit is quite bad, you will probably need a guarantor. Remember, no credit is ok.

Q: What is a guarantor? How do I find one? What if I don't have one?

A: What should you have ready when you apply for an apartment? There are a number of items you should have ready. We call this the "Rental Package". Each listing will detail the kind of information that the landlord requires from an applicant. The Advisor will provide you with detailed information and support you may need.

Q: Is it best to apply for one or several apartments?

A: It depends on your personal preference. Applications are free of charge. When you see apartments you like, please bring it to you advisor's attention. The goal is to find you the apt. That you feel most suited and comfortable. After all, renting an apartment is a wonderful experience.
